Very good customer service. The hotel is very quaint with old world charm and elegance.
Great location (near subway), great facility (old mill, of course), fantastic buffets. Our room was too hot. We ensured fireplace was off - still too hot. We turned off, yes, entirely off, the thermosat in mid-December - still too hot. We then opened both windows in mid-December - still too hot. Ultimately I turned on A/C at 4 am.
Front desk staff were rude and unwelcoming.
The old world charm was amazing! Hotel employee at the front desk was extremely helpful with directions, obtaining Raptor basketball tickets, and the bike rental. Loved the free parking and the free breakfast each morning. Our stay was top-notch!

The Spadina 11 Guesthouse is good value for Money in a great Location in Toronto. I would describe the place as a hostel or Student accommodation. It has a shared kitchen for guests. I booked my stay over Kayak for $70 per night but was actually charged $90 per night as listed on the Guesthouse Website. At $90 it was still a good value and I didn´t feel like arguing as I had the Impression that English was not the Reception´s first language and he just gave the bill that the Management sent.
The owner was very friendly and helpful. The room was clean and spacious. There was only one shared bathroom for multiple rooms. Very inconvenient and awkward. It was not made clear upon booking that there was no front desk at the property, and that this was more like an Air B&b. I needed to inspect the confirmation email to learn that I needed to call ahead and arrange entry. However the owner was nice about it and everything worked fine at last minute.
The house was beautiful and whoever I spoke to about getting into the house parking etc was very helpful and welcoming. We only saw someone the second day we were there. The house was very quiet, minus traffic which is pretty unavoidable in the city. Would recommend and will stay again anytime I'm in the city. No side lamp for reading only a huge room light The lights also flickered a lot There could be more instructions, when you arrive there's just a number to call. I wish inside there was a note or something saying like. No one is here make your selves at home or there may be other guests etc

We had never stayed overnight in Toronto, but the staff and management at the Royal Oak Inn made our trip easy by giving us helpful tips on parking and exchanging money while in Canada. Additionally, the rooms were modern and comfortable -- reminding me of European-style hotels -- trendy and convenient in all the good ways. It is in an older, diverse neighborhood, easily navigable to Church Street, Chinatown and the City Center, all along Dundas Street. Would definitely recommend and stay again. This is not a criticism, but there is no elevator, so don't over pack.

We were brought to a condo under construction several blocks away from the advertised location; there were a dozen cots stuffed into 3 bedrooms with no furnishings or even toilet paper. Clearly an illegal operation.
